From anecdotes to comparables

Built for board treasurers and presidents. Here is how Board Benchmark will work at launch:

Describe your building

Unit count, building type and age, metro area, amenity set. Board Benchmark matches you against comparable buildings, not the building next door.

See the benchmarks

Operating budget per unit, reserve fund per unit, and monthly fee medians and quartiles for your comparable set. Know where you stand in minutes.

Contribute anonymized financials

Share your annual budget, reserve balance, and fee schedule. Pooled and anonymized, never traceable to your building. Contributors unlock full detail.

Why treasurers switch from asking around

The incumbent is one neighbor's anecdote. Board Benchmark is twenty comparables.

Comparables

Ten to twenty, not one

Fee and budget benchmarks against buildings like yours: similar size, age, and amenities. One neighbor's number is gossip; twenty is data.

Reserve health

Know your funding level

Reserve fund per unit scored against the comparable set, so the board knows whether it is underfunded before the special assessment conversation starts.

Fee positioning

Defend the budget

See exactly where your fees sit: median, quartiles, trend. The deep report turns "trust us" into "here is the data" at the annual meeting.

Anonymization

Aggregates only

Contributed financials are pooled and anonymized before they touch a benchmark. No building is ever identified or traceable.

Budget season

Built for the one meeting

The deep report is designed for the annual budget meeting: comparables, reserve health, and talking points in one board-ready PDF.

Independent

No manager's agenda

Management companies keep their data private. Board Benchmark is the only shared, independent source across companies and buildings.

Priced against one budget meeting

One defended fee decision pays for years. Pick the plan that fits your board.

Questions

Where does the data come from?

Boards contribute anonymized financials: annual budget, reserve balance, fee schedule, and building profile. Contributions are pooled and aggregated before they appear in any benchmark, and no building is ever identified or traceable.

How is this different from asking our management company?

Management companies have internal data they never share across clients. Board Benchmark is independent and cross-company: the only shared source of comparable building financials.

Do we have to contribute data to use it?

No. Subscribers see the full benchmarks. Contributors unlock full detail on the thinnest slices first, and early-access members get their first deep report free.

Is this related to Board Desk?

Yes. Board Benchmark is the natural companion to our Board Desk governance kit: the kit runs the board, the benchmarks inform its money decisions. Board Desk customers get a cross-sell discount at launch.

What if our metro has thin data?

Thin comparable sets are labeled provisional with contributor counts, so you always know how much weight to give a number. Coverage compounds as more boards contribute.
